Property availability, pricing, and terms are subject to change without notice.

No Guarantee of Approval

Submitting an inquiry, prequalification form, or rental application does NOT guarantee that:

  • You will be approved to rent a property
  • A property will be held or reserved for you
  • You will be offered a lease agreement

All applications are subject to our screening criteria, including but not limited to credit checks, background checks, employment verification, and rental history verification.

Third-Party Listings

Some property listings may be syndicated through third-party platforms such as Zillow. We are not responsible for the accuracy of information on third-party platforms or for any interactions you have through those platforms.

Rental Applications and Screening

Application Process

By submitting a rental application through our Website, you:

  • Authorize us to obtain credit reports, background checks, and employment verification
  • Certify that all information provided is true, accurate, and complete
  • Understand that providing false information may result in application denial or lease termination
  • Agree to pay any applicable application fees (non-refundable)

Screening Criteria

Applications will be evaluated based on:

  • Income Requirement: Monthly household income must be at least 3 times the monthly rent
  • Credit Score: Minimum credit score of 600 required
  • Criminal Background: No felony convictions
  • Rental History: No prior evictions or collections
  • Employment Verification: Proof of current employment (last 3 months of pay stubs showing name and employer)
  • Landlord References: Previous landlord contact information

We comply with all applicable fair housing laws and do not discriminate based on race, color, national origin, religion, sex, familial status, disability, or any other protected class.

Application Fees

Application fees, if applicable, are non-refundable and cover the cost of processing your application, including credit and background checks. Payment of an application fee does not guarantee approval.

Tenant Portal

Access and Use

If you are a current tenant, you may access the tenant portal to:

  • View your rental information
  • Make rent payments
  • Download your lease agreement
  • Access important documents
  • View payment history
  • Contact property management

Account Security

You are responsible for:

  • Maintaining the confidentiality of your tenant portal access
  • All activities that occur through your portal access
  • Notifying us immediately of any unauthorized use

We are not liable for any loss or damage arising from your failure to maintain the security of your portal access.

Email Lookup

The tenant portal uses email-based authentication. You must use the email address on file with us to access the portal. If your email address changes, you must notify us immediately.

Payments

Rent Payments

Rent is due on the 1st of each month with a grace period until the 3rd of the month.

Rent payments may be made through the following platforms:

  • Venmo: @Neela-Kelly
  • Cash App: $NeelaKelly
  • PayPal: @payrent2NeelaKelly
  • Zelle / Apple Pay: (419) 902-7728
  • Chime: $Neela-Kelly
  • Tenant Portal: Payment links provided via email
  • Other methods: As agreed upon in your lease

IMPORTANT SECURITY NOTICE: The landlord lives in Toledo and meets all tenants in person. NEVER send money to anyone who claims to represent I Rent Houses In Sweats without first meeting in person. All initial payments are collected in person.

Payment Processing

Payments are processed through third-party platforms (Venmo, Cash App, PayPal, Zelle, Chime, etc.). By making a payment, you agree to the respective platform's Terms of Service and Privacy Policy.

We do not store your complete payment account credentials on our servers.

Late Fees

Late Fee Policy:

  • Rent is due on the 1st, grace period until the 3rd
  • $10 per day late fee beginning on the 4th of each month
  • First 3 months: NO TOLERANCE POLICY - Rent must be paid by the 3rd or a 3-day eviction notice will be posted

Failed Payments

If a payment fails or is returned for insufficient funds, you may be charged:

  • Applicable late fees (as specified above)
  • Collection costs
  • Legal fees if eviction proceedings are initiated

Failed payments do not relieve you of your obligation to pay rent and may result in eviction proceedings.

Payment Authorization

By providing payment information, you authorize us to charge the specified amount for rent, fees, or other amounts due under your lease agreement.

Security Deposits

  • Amount: Security deposit equals one month's rent
  • Purpose: Refundable if property is left clean and undamaged (normal wear and tear excepted)
  • Carpet Cleaning: Tenants must vacuum and wet shampoo all carpets ($60-$200/room if not completed)
  • Return Timeline: Within 30 days after move-out and landlord notification
  • Deductions: May be made for unpaid rent, late fees, cleaning, damages, missing items, unreturned keys/garage openers

Pet Fees

If approved for pets:

  • Non-refundable pet deposit: $250
  • Monthly pet rent: $50/month additional
  • Cats allowed in condos at landlord's discretion
  • Small dogs may be allowed in certain circumstances

Property Rules and Tenant Responsibilities

Prohibited Activities

The following activities are strictly prohibited:

  • NO SMOKING inside any property at any time
  • Allowing anyone not on the lease to live in the property for more than 14 days
  • Subletting or assigning the property without written landlord permission
  • Using window coverings without solid color (preferably white) facing outside
  • Doing laundry for non-residents
  • Immoral, unlawful, or disruptive behavior

Violation of these rules may result in immediate lease termination.

Tenant Responsibilities

Tenants are responsible for:

  • Utilities: Tenant pays for all utilities except water/trash/sewer (paid by landlord)
  • Lawn Maintenance: Mowing, trimming, and general upkeep (houses only)
  • Snow Removal: Sidewalks and driveways (houses only)
  • Small Repairs: Light bulbs, drain maintenance (Drano for slow drains), pest control
  • Keeping Heat On: Must keep electricity and gas on at all times to prevent pipe damage
  • Carpet Cleaning: Must vacuum and wet shampoo all carpets upon move-out for full deposit return
  • Keys/Garage Openers: Must return all keys and garage openers at end of lease

Landlord Responsibilities

Landlord is responsible for:

  • Water, trash, and sewer bills
  • Major repairs and maintenance
  • Property safety and habitability
  • Responding to maintenance requests within reasonable time
  • Appliance replacement (72-hour minimum for refrigerator repair/replacement)

Maintenance and Repairs

  • Tenant-Caused Damage: Repairs due to tenant negligence (feminine products in toilet, non-flushable wipes, plastic in drains, etc.) are tenant's expense
  • Emergency Repairs: Contact landlord immediately for emergencies
  • Response Time: Landlord has reasonable time to address non-emergency repairs
  • Entry for Repairs: Landlord may enter property with 24 hours notice (except emergencies)

Additional Fees

  • Lock Change: $75 fee for tenant-requested lock changes during lease
  • Lease Reissue: $50 fee to re-issue and sign new lease during current term
  • Third-Party Payer: $100/month additional fee if tenant requests third-party to pay any portion of rent

Default and Eviction

  • 3-Day Notice: If rent not paid by 3rd of month (especially first 3 months), 3-day eviction notice will be posted
  • Daily Rent: $20/day rental fee if tenant fails to vacate after notice
  • Abandonment: Items left in property may be considered abandoned and disposed of
  • Legal Action: Landlord may pursue eviction proceedings and seek all damages, costs, and attorney fees

Lease Agreements

Binding Contract

If your rental application is approved, you will be offered a lease agreement. The lease agreement is a separate, legally binding contract that governs your tenancy.

These Terms of Service govern your use of the Website; your lease agreement governs your rental of the property.

In the event of any conflict between these Terms and your lease agreement, the lease agreement shall control with respect to your tenancy.

Lease Terms

  • Duration: One year from move-in date
  • Notice to Vacate: 30 days written notice required before lease termination
  • Renewal: 30 days prior to termination, notify landlord of intent to vacate or request renewal
  • Month-to-Month: After initial term expires, lease becomes month-to-month until either party provides 30 days written notice
  • Early Termination: Fee equal to one month's rent plus responsibility for rent until new tenant moves in

Lease Execution

You may be required to:

  • Review and sign the lease agreement in person or electronically
  • Pay security deposit (equal to one month's rent)
  • Pay first month's rent
  • Provide proof of renter's insurance (REQUIRED)
  • Provide last 3 months of pay stubs
  • Meet landlord in person

Failure to execute the lease agreement or provide required payments by the specified deadline may result in cancellation of your application.

Required Insurance

RENTERS INSURANCE IS REQUIRED.

The landlord is not liable for loss or damage to tenant's personal property (furniture, jewelry, clothing, etc.) from theft, vandalism, fire, water, smoke, or other causes. Tenants must secure their own renters insurance policy.

Intellectual Property

Ownership

The Website and its entire contents, features, and functionality (including but not limited to all information, software, text, displays, images, video, and audio, and the design, selection, and arrangement thereof) are owned by I Rent Houses In Sweats, its licensors, or other providers of such material and are protected by United States and international copyright, trademark, patent, trade secret, and other intellectual property laws.

Limited License

We grant you a limited, non-exclusive, non-transferable, non-sublicensable license to access and use the Website for your personal, non-commercial use. This license does not include any right to:

  • Modify or copy the materials
  • Use the materials for commercial purposes
