Upcoming Availability
Homes opening soon but not yet ready for showings.
Hey, I'm Neela! I live here, work here, and manage every home myself. When something comes up, you’re talking to me, not a call center.

No mystery steps or hidden fees — just a clear plan from first tour to move-in.

If a home is available, start with a quick prequalification before you tour or apply. It only takes a couple of minutes and does not run your credit.
If you meet the basics (about 3x rent in income, decent credit, and clean rental history), you can book a showing right from the listing.
If a home you love is available, you’ll apply through Zillow. If it’s not available right now, contact Neela — there may be an upcoming opening or a new home about to be listed.
Income:
• Monthly income of at least 3× the monthly rent
• Example: For a $1,200/month rental, you need $3,600/month income
• Need to provide 3 months of recent pay stubs
Credit & Background:
• Minimum credit score of 600
• Clean rental history (no evictions)
• No outstanding collections
• No felony convictions
Documentation:
• Photo ID
• 3 months of pay stubs (showing your name and employer's name)
• Proof you can afford the deposit upfront
• I'm straightforward about this because I don't want to waste your time if it's not going to work out.
A few options:
• Get a Co-Signer - Someone who does meet the income requirement and will sign the lease
• Look at Lower-Priced Properties - I might have something that fits your budget better
• Increase Your Income - Reach back out when your situation changes
If you're close to qualifying, reach out anyway. Let's have a conversation.
It depends on the property and the pet.
Houses:
• Pets allowed at my discretion
• Must get approval BEFORE applying
• Pet deposit: $250 (non-refundable)
• Pet rent: Additional $50/month
Let me know what kind of pet in your inquiry
Condos:
• Cats are usually fine (with approval)
• Small dogs maybe (depends on the condo association)
• Same fees: $250 deposit + $50/month
What I need to know:
• Type, breed, weight
• How many pets
• Are they house-trained?
12 months is standard.
After the first year, if we don't sign a new lease, it goes month-to-month automatically. Either of us can end it with 30 days' written notice.
Shorter leases or custom terms? Reach out and let's talk about your situation.
Yes — but not right away.
For the quick prequalification, there is no impact on your credit score. It’s just to make sure the basics line up before you tour or apply.
If you decide to move forward on a home and submit a full application through Zillow, a standard credit/background check is part of that process. We look at the whole picture — income, credit, and rental history — not just a single number.
For the quick prequalification, there is no fee.
If you move forward with a full application through Zillow, they charge a standard screening fee that covers your credit and background check. We don’t add surprise “processing” or “admin” fees on top of that. You’ll always see what you’re paying for before you submit anything.
As a general guideline, most residents need a household income of about 3x the monthly rent to comfortably qualify.
We’ll usually ask for simple documentation like:
– Recent pay stubs
– An offer letter, or
– Proof of consistent self-employment income
This was the first time I felt like someone on the rental side was actually on my team. Neela told me exactly what I needed to qualify and there were zero surprise fees.

The process was so simple: prequal, tour, apply. Neela explained everything in plain language, answered my questions fast, and I always knew what was happening next.
